Why BOZ Engineering

your project shouldn't wait on slow engineers

01

You need drawings approved. You need permits pulled. You need someone who picks up the phone.

02

Most engineering firms take weeks to return a simple set of structural calculations. Then you chase them for revisions. Then you wait again for the county to send comments — and nobody's coordinating the response.

03

BOZ Engineering handles it differently. We prepare your drawings, manage the permit review, respond to county comments, and deliver your approved set with the permit in hand. You start construction. We handle everything else.

All Services Overview

Structural Engineering

We design structural systems for residential and commercial projects across DMV. From load-bearing wall removals to full new construction structural packages, our licensed PEs deliver stamped plans built for fast city approval.

MEP Engineering

Mechanical, electrical, and plumbing systems designed and coordinated as a complete package. Most clients pair MEP with their structural plans — we deliver both under one contract so nothing falls through the cracks.

Civil & Site Plans

Site plans, grading, stormwater management, and utility design — handled by the same team doing your structural work. Most clients don't realize we provide civil services until we tell them.

Now you know.

Geotech Engineering

Before you design the foundation, you need to understand the ground beneath it. Our geotechnical team runs site investigations, soil testing, and lab analysis so your structural plans are built on real data — not assumptions.

Architectural Design

Detailed, permit-ready architectural plan sets for residential and commercial projects. We coordinate architectural documents directly with our structural and MEP teams — so your drawings are consistent from page one.

Permit Expediting

We don't just prepare your drawings — we pull the permit for you. We submit to the county, manage the plan review, respond to every comment, and hand you an approved set with your permit attached. You never step foot in a permit office.

Frequently Asked Questions

Engineering Questions — Answered by Our Team

Straight answers from licensed engineers — no jargon, no runaround. If your question is not listed here, call us and we will answer it directly.

How much does a structural engineer cost in the DC area?
Answer

Every project is scoped individually — the engineering fee depends on project type, complexity, and jurisdictional requirements. We provide a fixed, written fee proposal after reviewing your project details so you know exactly what the investment is before any work begins. No hourly billing surprises. No hidden charges. Call +1 202-998-5445 or fill out the form on this page for a project-specific quote — most consultations are free.

Do I need a structural engineer for a load-bearing wall removal?
Answer

Yes, the new beam has to be designed for everything the wall carried, and a structural engineer is the right person to do it. Removing the wall also needs a building permit in DC, Virginia, and Montgomery and Prince George's counties, but whether the drawings must be sealed depends on where you live. DC requires a DC-licensed architect or engineer for structural work, and Prince George's County requires sealed plans for residential additions and alterations unless homeowners draw them for their own detached house. In Virginia and Montgomery County, a simple opening can sometimes be framed from the residential code's beam-size tables, though the building official can still ask for sealed calculations. We prepare the structural calculations, detail the beam and post design, and can handle the permit submission for you.

What is the difference between a structural engineer and a civil engineer?
Answer

A structural engineer designs the load-bearing elements of a building — foundations, beams, columns, and framing. A civil engineer designs the site — grading, drainage, stormwater management, and utility layouts. BOZ Engineering provides both services so your project is coordinated from the ground up.

Do you handle building permits?
Answer

Yes. We prepare all construction documents, submit to the county or jurisdiction, manage the plan review process, respond to examiner comments, and deliver your approved permit. You never have to visit a permit office.

What areas do you serve?
Answer

We're licensed and actively serving Washington DC, Virginia, Maryland, and Florida. Our office is in Falls Church, VA and we serve the entire DMV metro area. In Florida, we cover Tampa, Miami, Fort Lauderdale, Orlando, and surrounding areas.

Can you do structural and MEP together?
Answer

Yes — and most of our clients do. We deliver structural, mechanical, electrical, and plumbing plans as a coordinated package under one contract. This eliminates the back-and-forth between multiple firms and keeps your project on a single timeline.

How long does it take to get structural plans?
Answer

Turnaround depends on project complexity. A residential load-bearing wall removal typically takes 5-10 business days. Full structural packages for new construction or major renovations typically take 4-8 weeks. We provide a timeline estimate after your site visit.
